Property Tax Relief for New Jersey Seniors

New Jersey's Stay NJ Act, signed into law in 2023 and effective beginning with the 2025 tax year, was designed to help senior homeowners stay in the state by significantly reducing their property tax burden.

The program reimburses eligible homeowners 50% of their property tax bill, up to a maximum of $13,000, with a 2025 benefit cap of $6,500. To qualify, you must have owned and lived in your home for the full 12 months of 2025, be age 65 or older in the application year, and have income below $500,000.

Stay NJ is one of three programs now consolidated under this framework, alongside the ANCHOR and Senior Freeze programs. The Stay NJ credit is calculated after ANCHOR and Senior Freeze benefits are determined, and those amounts factor into the overall cap. 

Benefits are paid in quarterly installments rather than as a lump sum. For those applying for the 2025 tax year, the combined PAS-1 application deadline is November 2, 2026, with Stay NJ payments expected in February 2027, subject to State budget appropriations.
